When you visit or use our website, you accept the legal obligation arising from these terms and conditions, as they may be amended from time to time. These terms and conditions will form the basis of the agreement between you and all adults and minors participating in your booking. By making this booking, you agree to be bound by the terms and conditions of your contract.
USE OF THE SITE
• We reserve the right to make modifications or corrections, changes, suspension, or discontinuance of any part of the website at any time.
• We make no express or implied warranty, representation, or endorsement about the website or any information, service, or product provided through the website;
• We do not accept responsibility for any loss or damage of any nature whatsoever arising from or in connection with the visit or use of the website or its contents, whether due to inaccuracy, error, omission, or any other cause, whether caused by our employees or agents or any other natural or legal person.
PRICES.
• All users are advised to carefully check the information displayed before making any deal. Availability, rates, and cancellation apply to the charge listed for the villa, and you should read the charge details provided carefully before making an online booking. Offers may have additional terms and conditions of cancellations that apply only to specific cases. It is recommended that you check them carefully before completing your online booking.
• Each villa is governed by terms and conditions depending on its capacity. It is recommended that you check these terms and conditions before making an online booking.
• All accounts must be settled in full before departure.
VAT AND MUNICIPAL TAXES
VAT and taxes are included in the price of each villa.
VIDEO SURVEILLANCE SYSTEM
Each villa has a video surveillance system exclusively in the external common areas. By using the services of the estate, you consent to the use of the above system. The owner of each villa guarantees its guests the protection of the provided information and personal data. The villa management may suspend service to guests who do not comply with the rules and do not respect its policy.
ACCOMMODATION RULES
Upon arrival, the visitor must submit a personal document for registration, ID, passport, and credit card.
If he does not have these documents, the owner has the absolute right not to proceed with check-in.
· Villa equipment is checked before check-in and after check-out.
· Guests are responsible for all damages and shortages that occur. In case of environmental damage or accident, the visitor must inform. Suppose an item is missing or damaged, and the guest hid it, and it was discovered after departure. In that case, the owner immediately informs the customer and has the absolute right to keep the amount from his credit card.
· Items forgotten by guests remain for up to 6 months, and their owners bear the transport costs for their return. After six months, the villa has no responsibility for forgotten content.
CREDIT CARD SECURITY
We consider your safety our highest priority. In order to safeguard the security of transactions, we use a highly secure server, which encrypts the credit card number in an unreadable form. Your card details are only known to the financial institution processing the transaction. Your card information is not accessible to our staff and is not stored in our system in any form.
PAYMENT POLICY

-30 days before arrival, the remaining 40% /50% /60% payment.
-45 days before arrival, the remaining 40% / 50% 60% payment.
-60 days before arrival, remaining 40% /50% / 60% payment.
Guest should note that each villa has a policy that must be strictly followed!!!
Non- Refundable – how much is paid immediately without the right to cancel The villa reserves the right to check the validity of credit cards at any time.
CHECK-IN / CHECK-OUT
· Arrival takes place after 16:00 and until midnight, while departure – is no later than 10:00.
· In case of late arrival after 24:00, please inform us.
· If you want to check out later than 10:00, it is necessary to ask for consent and confirmation from the management!!!
After confirmation, the following additional charges apply: · Departure by 18:00 – you are charged 50% of the daily villa charge.
· Check-out after 18:00 – you are charged 100% of the cost.
RESERVATION.
• The villa will make every effort to complete the booking as best it can be based on the information provided. However, it reserves the right to provide alternative services or at least equal value without additional charges to the visitor.
• The guest does not have the right to transfer the reservation to a third party or to use the villa facilities for purposes other than accommodation.
• The villa reserves the right to pass on to the guest any additional charges for goods and services requested during the guest’s stay or caused by the guest’s negligence in observing the agreed service hours.
• In the case of a group booking that exceeds the maximum capacity of each villa by private individuals, travel agents, or travel agencies for a period of stay, an agreement is made between the two sides, depending on the case. Unannounced events and gatherings of any kind are strictly prohibited. The owner, in any case, must have been fully informed of the purpose of the group booking. If any action is taken without notification and confirmation from the management, the owner has the absolute right to interrupt the stay.
• Although TALOS LUXURY VILLA has taken all reasonable steps to ensure that the information in its brochures, prices, advertisements, and website is accurate, it reserves the right to modify, replace, or withdraw any service, facility, or provision without notice if necessary.
• Notwithstanding what is stated in these conditions, TALOS LUXURY VILLA is not responsible for any total or partial failure to fulfill its obligations to the customer if any of the following circumstances occur:
• Strikes
• Other unusual actions
• Fire in or near the villa
• Flooding in or near the villa
• Unrest, disputes, or civil strife
• Terrorist act or attempted terrorist act.
• Force majeure
• Legal action against the villa, which does not result from its negligence and does not allow the provision of services.
RESERVATION
1.1 Our Booking Terms and Conditions and your Booking Form contain all the provisions of your booking with TALOS LUXURY VILLAS. This applies equally to the Contractor and all guests listed on the Booking Form as “Guests”.
1.2 Your receipt of this Booking Form constitutes our conditional offer to rent the property and any additional services you have requested. This offer is subject to receipt of the Booking Form, duly completed and signed by you within 48 hours of the Booking Documents being sent by e-mail or fax. If we do not receive your completed and signed Booking Form within the above deadline, our conditional offer will expire, and your provisional booking will be canceled.
1.3 Your booking is for accommodation in luxury furnished property with cleaning and any catering services or other ancillary services you have requested as stated in the section ‘Included in your booking’ on the Page
Please note that TALOS LUXURY VILLAS acts solely as a Booking Agent in the name and on behalf of the Property Owner (or any authorized representative for the Property) for the rental of the Property, as well as for the Service Provider (any independent service provider such as catering, chauffeur, etc.) for the requested services. The Booking Document contains all the details you agreed to, namely:
i) The short-term lease of the property with the owner and
ii) the services provided by the service providers
3. THE PROPERTY
We visit and inspect every property regularly. The information for each property on our website is accurate to our knowledge. We will notify you as soon as possible of any significant changes to the property that may make the accommodation materially different from what you have booked. We cannot be held responsible for any alterations made to the property without our prior knowledge. We use a fictitious name for most of our portfolio properties for marketing purposes.
4. PAYMENTS
We ask that you follow the Payment Schedule to make this offer a firm reservation. The initial payment of 50% of the total amount payable must be in our bank account within two working days of confirmation of receipt of the duly completed and signed Booking Form by TALOS LUXURY VILLAS. The balance must be paid eight (8) weeks before the first day of the Rental Period. The Security Deposit must be paid two (2) weeks before the first day of the Rental Period. If your booking is made within eight (8) weeks before the first day of the Rental Period, payment of the Total Amount must be made within two (2) days of TALOS LUXURY confirming receipt of the duly completed and signed Booking Form VILLAS Payment must be made by bank transfer to our bank account. Please note that it may take up to two business days for the fund’s transfer to be processed and deposited. If payments, as specified in the Payment Schedule, are not received by their respective due dates, or you fail to comply with any other provision in all Booking Documents, the Villa Owner and TALOS LUXURY VILLAS reserve the right to terminate this Agreement immediately, cancel your booking and deny you access to the property. In this case, the cancellation policy in accordance with this document applies. The Villa Owner and TALOS LUXURY VILLAS reserve the right to immediately terminate this agreement, cancel your booking and deny you access to the property.
For flexible bookings:
• The visitor can cancel his reservation free of charge up to 30 /45/60 days before arrival. The guest will be charged 50% of the total price if they cancel within 30 /45/60 days before their arrival. If the guest does not show up, they will be charged the total price
• Guest should note that each villa has a policy that must be strictly followed.
For non-refundable reservations:
• Guests will be charged the total price if they cancel at any time. The full fee will be charged if the guest does not show up.
• The guest should prepay the total price at any time.
• The villa may cancel the booking if it closes in whole or partly due to circumstances beyond its control. In this case, the estate will reimburse the amount paid but bears no other responsibility toward the guest.
• In case of cancellation of a reservation, the customer may be entitled to a partial or total refund of the amount of his reservation. The final amount refunded will be based on each villa’s cancellation policy and the corresponding penalty it entails. The amount refunded is the total amount of the reservation minus the penalty of the cancellation policy -10%. It should be noted that for any change or cancellation of a reservation, there is a charge of 10% of the value of the reservation. The refund to which the customer is entitled based on the above is made between 15 and 30 days.
• TALOS LUXURY VILLA strives to provide the best possible service and help every customer to be compensated for any problem that may arise regarding their reservation. TALOS LUXURY VILLA operates independently to promote hotel services.
• It is not responsible for the following:
– Air tickets
– Car rental
– Other suppliers of tourist services.
• It, therefore, has no control over these suppliers’ personnel, equipment, and operation and cannot be held responsible for any disruption, injury, property damage, or theft that may occur due to the suppliers’ wrongful actions or omissions.
LIMITATION OF LIABILITY OF TALOS LUXURY VILLAS.
• TALOS LUXURY VILLAS is not responsible for death or injury to persons caused by their negligence or the negligence of third parties not attached to the villa. TALOS LUXURY VILLAS is not responsible for the acts and omissions of its independent suppliers.
• In case of transmission of disease or any kind of infection by a customer or in case of problems in the operation of the villa due to the presentation of psychotic illnesses and insanity behaviors or in case of suicide or homicide of customers or third parties within the premises of the estate, the company has the right to claim compensation for the material damage caused or for the damage caused to the reputation of the villa, by the client who performed any of the above actions or by his heirs and universal successors. The amount of the compensation is determined by a decision of the General Secretary of the Greek National Tourism Organization.
• The client of the villa is responsible for any damage or damage done to the estate (broken glasses, crockery, sinks, damage to electrical items, furniture, carpets, clothing) and is due to him or his guests or his staff or any other person for whom the customer is responsible and for anything else that disturbs the other guests and the environment.
VISITORS DAMAGE
• In the event of malicious, intentional, or negligent damage to the villa or any other part of the surrounding area, TALOS LUXURY VILLAS will charge the registered customer’s credit/debit card for the corresponding amount or any loss caused, including business interruption losses. If the customer’s payment is made by means other than a credit/debit card, TALOS LUXURY VILLAS will proceed with legal procedures. • DAMAGES / SECURITY DEPOSIT
• The property will be inspected by the owner and TALOS LUXURY VILLAS before and after the rental period. You will be held responsible for any proven damages or losses caused to the property and its contents. We recommend that you ensure that your insurance policy covers accidental damage to the property and its contents.
• You will be responsible for all costs associated with losing any keys provided to you on the first day of the rental period.
• You will be responsible for all costs associated with the loss of any keys provided to you on the first day of the rental period.
• Your deposit will be returned to you no later than 15 days after the end of the rental period. Any proven damage or loss under clause 16.1 will be deducted from your warranty. In the exceptional event that the cost of repair/replacement of any proven damage exceeds the warranty, you agree to cover the additional cost within seven days of your notification.
• No liability is accepted in the event of theft, injury, or illness of guests, representatives, or visitors, or for loss or damage of any kind as long as it was not the result of negligence on the part of TALOS LUXURY VILLAS or its employees.
• Guests are responsible for their own insurance coverage.
WIFI TERMS OF USE
By using the WiFi Service provided by TALOS LUXURY VILLAS to access the internet via a wireless network (WiFi) exclusively (from now on Service), I accept, acknowledge, and declare the following:
• By accessing and using the WiFi Service on my part, I agree in any case that the exclusions and limitations of liability set forth herein are correct and reasonable. If I believe they are not reasonable and proper, I should not use the WiFi Service.
• I am over 18 years of age, as the WiFi Service is only available to persons 18 or older. If I want my minor child to use the Service, I accept these Terms on their behalf and am responsible for supervising my child’s proper use of the Service. TALOS LUXURY VILLAS offers me WiFi Service free of charge to facilitate internet browsing during my stay on its premises.
• The WiFi Service is activated once I have successfully completed the access procedures to the rental villa’s wireless broadband access point. The use of the WiFi Service is valid during my stay in the villa.
• The rental villa does not undertake any other obligations towards me, such as indicatively ensuring a seamless or continuous connection, stable speed, equipment compatibility, security of equipment, software, personal information, or business transactions, as well as control the transmitted information and data or the suitability of the content of the pages I visit, for which I have sole responsibility.
• I acknowledge that the internet is an open environment, that I am solely responsible for the observance and protection of my personal information, and that I must act with the utmost care by taking the necessary security measures to prevent the illegal use of my personal data.
• When using the WiFi Service, I must act in good faith, in accordance with good morals, not to perform acts or omissions which may result in criminal prosecution or the initiation of any civil or administrative proceedings against the rental villa, which indicatively, and not exclusively, refer to the Criminal Code, to special criminal laws, to the legislation on the protection of personal data, on telecommunications, on intellectual property, as well as to the relevant legislation of the European Union, of the National Telecommunications Commission, the Personal Data Protection Authority and any other Public or Administrative Authority and Service, nor in acts or omissions that could infringe any right or other legal interest of the rental villa.
• I am solely responsible for any damage or harm caused to me, the villa, or third parties by my acts or omissions while using the WiFi Service of the rental estate, which I declare that I will not use to carry out any illegal, unfair, immoral, unethical, abusive, harassing behavior and in particular for the following actions:
1. Trafficking of illegal, pornographic, violent, obscene, or in any way offensive, libelous content, which may violate the personality of another, is racially or ethnically offensive, or otherwise objectionable.
2. Stalking, harassing, threatening, or harming another person.
3. Illegal access to systems, network overload, unsolicited mail for commercial or non-commercial purposes/spamming, disclosure of confidential information.
4. Copyright Infringement.
5. Transmit, store or otherwise make available any material that contains viruses or any other code, files, or computer programs designed to damage, affect, or limit the regular operation of the Service.
6. Interfere with or disrupt the Service (including accessing the Service through automated means such as scripts or web crawlers), or any servers or networks connected to the Service, or any network policies, requirements, or regulations attached to the Service (including unauthorized access, use or monitoring of data or traffic related to it);
7. Planning or carrying out any illegal activity.
•The WiFi service is provided “as it is” and “where it is”, without any express or implied warranty, including warranties of merchantability or fitness for a particular purpose. The rental villa shall not be liable for any damages (direct, indirect, consequential, incidental) related to my use of the WiFi service, even if the estate has been informed of such damages.
• I acknowledge that the rental villa’s WiFi Service is designed and offered solely for personal use on an individual basis. The Rental Villa shall not be liable for any damage or harm to me or any third party in case of different use of the WiFi Service (lost profits due to non-completion of business activity, loss of opportunity, etc.) from the temporary or permanent interruption of the Service. The Rental Villa does not recommend and is not responsible for using the WiFi Service for business purposes.
• I am solely responsible for the selection, installation, activation, use, and functionality of the equipment, systems, software, and security protocols that I will use when connecting to the WiFi Service of the rental villa in terms of their suitability and the provision of protection against external threats, including malware.
• I am solely responsible for maintaining the confidentiality and security of the data I enter on the WiFi Service and all activities I perform while using it. • The rental villa cannot guarantee the security of my equipment, nor the integrity, availability, and confidentiality of the information, files, and data I exchange via the internet, against illegal access or use. I acknowledge that it is my responsibility to maintain adequate security measures to prevent illegal access or use of my computer equipment and disclosure of my confidential information, as well as illegal access to the WiFi Service through the rental villa equipment.
• The rental villa does not provide technical support. The employees of the rental estate cannot and are not obliged to provide clarifications, instructions, etc., regarding the use of the WiFi Service. • Violation of any of these terms is grounds for immediate termination of my access to the WiFi Service.
• These “WiFi Terms of Use” are governed by Greek and European law, and any dispute arising from their application is subject to the exclusive jurisdiction of the competent courts of Athens.
SMOKING POLICY
Smoking is prohibited in the rooms, corridors, and all closed areas of the rental villa. If a tenant is found to have smoked in any of these areas, the estate will charge a €250 cleaning fee to their account before or after check-out.
KITCHEN USE POLICY.
· Guests are responsible for the proper use of the kitchen.
· It is forbidden to prepare food that can cause solid and long-lasting odors in the villa.
· The kitchen should be ventilated during and after each type of cooking (pause of air conditioning and opening of windows)
· Ventilation must be used during cooking.
· If the villa is delivered with a strong food odor that has permeated the furniture and fabrics, there will be a cleaning fee of €……, as estimated by the decontamination company.
· Guests are responsible for cleaning and washing used dishes.
· The cleaning service is not responsible for washing the used utensils.
· If there is no intention of using the kitchen and the client prefers that there are no sharp objects in the area, he must inform the management, who will remove them. The villa will not be held responsible for any accidents caused by minors’ unauthorized use of kitchen appliances and kitchen items/accessories. SPECIAL WINE COOLERS.
· Wine consumption is charged according to the published price list.
CASH BOX.
· Each villa has a free safe.
· Every customer can keep their valuables and documents in the safe.
· Guests are responsible for items left in the rooms or villa premises.
CLEANING OF THE ROOMS.
• The villa is cleaned every two days, from 10:00 to 14:00.
• Every 2nd day, there will be a freshening and change of the towels, while every 4th day, there will be a general cleaning and change of the sheets.
• If our guests wish for any other arrangement about cleaning the villa, for example, more frequent cleaning or changing towels and sheets, they can very well contact us, and their wish will be satisfied, with a corresponding modification to the charge. Guests should note that each villa has a different cleaning policy that must be strictly adhered to.
CHILDREN AND EXTRA PEOPLE.
· Infants and children up to 3 years of age are accommodated free of charge either in a cot placed in the room or in their parents’ bed. The maximum number per room is one baby cot (playpen). [Please request the baby cot in the “Remarks” of the online booking on the payment details page]
· Cots/cots and extra beds are available upon request and availability. Don’t hesitate to contact us before your arrival to ensure your desired bedroom arrangements are possible.
POLICY FOR CHILDREN.
· Children under the age of 10 must be accompanied by their parents/guardians during their stay at the villa.
· Parents/guardians are responsible for using sharp objects and electrical appliances in the kitchen. We will be happy to remove any sharp objects and block the use of the devices to avoid accidents.
· The rental villa and TALOS LUXURY VILLAS will not bear any responsibility for accidents due to minors’ unauthorized use of appliances and kitchen items.
· Parents/guardians are responsible for their children’s use of the pool throughout their stay at the rental villa.
ACCESS POLICY FOR PERSONS WITH DISABILITIES (DISABILITIES)
The rental villa does not have the appropriate spaces and the appropriate equipment to serve guests with severe disabilities.
PARKING SPACES
· The rental villa has free outdoor parking spaces during the stay period.
· The rental villa is not responsible for any damages caused to a car in the territory of the open and public parking areas.
PETS
Only some of our property owners accept pets. If you wish to bring one, you must seek written approval from TALOS LUXURY VILLAS. An additional guarantee will be required. The amount may vary depending on the property selected but will not be higher than your Guarantee. Your Deposit will be returned to you no later than 15 days after the end of the Rental Period. Any proven damages or losses by paragraph 16.1 will be deducted from your Warranty. In the exceptional event that the cost of repair/replacement of any proven damage exceeds the Warranty, you agree to cover the additional cost within seven days of your notification.
PROHIBITIONS
In order to ensure order and safety in the rental villa, it is prohibited:
· Smoking in the rooms and all closed areas of the rental villa. · The handing over of the villa key to strangers.
· The storage of materials and objects dangerous to the health and life of others.
· The removal and movement of furniture from the villa.
· Violation of acceptable standards of behavior, aggressive behavior, and actions that endanger the health and property of others.
· Causing damage to the property of the rental villa.
· Inappropriate clothing in the villa areas. Nudity is also strictly prohibited.
Suppose the visitor violates the provisions of this regulation, makes systematic noise, disturbs, and generally misbehaves. In that case, he can be considered unwanted, and the person in charge of the rental villa has the right to demand within 24 hours to leave the estate and vacate it from his luggage. If a case of infectious disease occurs, the sick person’s relatives and the attending physician must immediately notify the villa manager, the nearest Police station, and the competent Health Center. In the event of a violation of this regulation, the customer or the person in charge may, if necessary, contact the Tourist Police or, in the absence thereof, the other Police Authorities, who are obliged to offer all legal assistance and enforce the implementation of the provisions of this regulation.
THE PROPERTY

USE OF PROPERTY
Only the persons listed on the page of this document may stay at the property. The number of guests staying overnight at the property cannot exceed the maximum capacity stated on the villa rental page. If the number of guests exceeds the maximum capacity, we reserve the right to ask all guests to leave the property immediately.
You will use the property only for the purpose it has been rented to you (private accommodation). It is forbidden to use the premises for any commercial use during the rental (photos, seminars) and to hold a party for entertainment or an event involving many guests unless expressly agreed in writing by TALOS LUXURY VILLAS or the owner. If you make unauthorized use of the property as indicated, we reserve the right to ask all guests to vacate the property immediately. You will not sublet the property under any circumstances. Photographs taken at the property may not be used for publication or sold for profit without written permission from TALOS LUXURY VILLAS and the owner.
SECURITY
TALOS LUXURY VILLAS cannot be held liable to you, your tenants, or guests for any loss or misplacement of valuables left at the Property during your stay unless the loss or misplacement of valuables is caused by gross negligence of TALOS LUXURY VILLAS.
INSURANCE
You are responsible for third-party liability, health, and medical repatriation insurance. GREEK RETREATS is not a travel agent, does not provide such insurance, and is not responsible for the absence of such insurance.
PRIVACY
TALOS LUXURY VILLAS will act according to the law on personal data protection, specifically with the GDPR. All data is provided to us by you and enables us to process your final booking and the services you request. Security measures are in place to ensure that our visitor database is not accessible to an unauthorized company or individual.
TALOS LUXURY VILLAS needs to disclose specific personal data to its Service Providers and its Financial Administrator but will not make the information mentioned above available to these third parties without your express consent, which is provided in a particular authorization form.
By sending an inquiry or continuing to book with “TALOS LUXURY VILLAS”, you and all guests participating in the trip automatically agree to all the above terms. Please note that if you no longer wish your data to be stored, except for our financial management, or if you wish to withdraw your consent, you can inform us at any time by e-mail at services@talosluxuryvillas.com.
COMPLAINTS AND PROBLEMS DURING YOUR STAY
While both TALOS LUXURY VILLAS and the Owner will do everything in their power to provide you with a seamless stay, a villa can experience malfunctions just like any other home.
Our aim to resolve any issue within 24 hours may not always be achievable due to the time of day or day of the week, location of the villa, unavailability of technicians, etc. Please get in touch with us immediately if you are unsatisfied with a supplier’s property or service. A condition for any compensation is that you inform TALOS LUXURY VILLAS in writing of all complaints as soon as possible and, in any case, not after the end of the rental period.
STAFF WORKING HOURS (ONLY FOR EXECUTIVE BOOKINGS)
Employed professional staff (chefs, butlers, hosts, chauffeurs, etc.) are available for a total of 8-10 hours per day unless otherwise agreed between you and TALOS LUXURY VILLAS. If their services are required for additional hours per day, there will be an additional overtime charge.
REPRESENTATION
You, with this, authorize and appoint any company owned by Talos luxury Villas to act on your behalf and in your name to prepare and sign the Short Term Lease of the property with the Landlord under the terms contained herein. You undertake to hold harmless and indemnify such companies and any officers and employees of such companies who sign the Short Term Lease for the Property with the Landlord from any claim arising out of or in connection with the signing of this Short Term Lease for the Property.
BOOKING CONFIRMATION DETAILS
Once we have received the total amount payable in accordance with the Payment Schedule, you will receive a booking confirmation from TALOS LUXURY VILLAS by e-mail or fax. Please read this confirmation carefully and contact TALOS LUXURY VILLAS immediately if the information contained herein is incorrect or incomplete. TALOS LUXURY VILLAS is not obliged to correct any errors or omissions reported more than 24 hours after transmission of the confirmation.
